We are looking for a Tenant Representation Consultant in Barcelona for Office Leasing

Tenant Representation is a real estate consulting service aimed at clients who may have any need related, in this case, to their offices. Through its international network of corporate accounts, JLL serves its clients globally in any location around the world.

To do so, we follow a consulting process with different deliverables in which we prepare a market report, carry out a comparative rent study, and begin the search for properties and the negotiation of them. All of this is completed with a financial report, a qualitative analysis of the selected properties, advice on negotiations with landlords, and support for the client at the end of the real estate transaction.

The main services we provide in Tenant Representation are:

• Stay vs. go analysis.
• Search for new locations.
• Negotiation of new leases.
• Renewal and renegotiation of lease agreements.
• Restructuring of leases.
• Medium- and long-term real estate strategy.
• Financial transaction analysis.
• Workplace strategy and advice on adapting spaces.

Ability to work and empathy with the client.

Monitoring of processes and project management. Problem analysis and the ability to listen to all parties in order to reach agreements.

Very good level of spoken and written English.

Commercial skills and the ability to prospect for new clients.

Knowledge of the Barcelona office market and main landlords.

Estamos buscando un Consultor Tenant Representation en Barcelona para Office Leasing

El servicio de Tenant Representation es un servicio de consultoría inmobiliaria dirigida a los clientes que puedan tener cualquier necesidad relacionada en este caso con sus oficinas. JLL a través de su red internacional de cuentas corporativas, da servicio a sus clientes de manera global en cualquier ubicación del mundo.

Para ello seguimos un proceso de consultoría con distintos entregables en el que elaboramos un informe de situación del mercado, hacemos un estudio comparativo de rentas e iniciamos la búsqueda de activos y la negociación de los mismos. Todo ello completado con un informe financiero, un análisis cualitativo de los inmuebles seleccionados, un asesoramiento en la negociación con las propiedades y un acompañamiento al cliente el final de la operación inmobiliaria.

Los principales servicios que realizamos en Tenant Representation son:

• Análisis «stay vs go».
• Búsqueda de nuevas ubicaciones.
• Negociación de nuevos arrendamientos.
• Renovación y renegociación de contratos de arrendamiento.
• Reestructuración de arrendamientos.
• Estrategia inmobiliaria a medio y largo plazo.
• Análisis de operaciones financieras.
• Workplace strategy y asesoramiento en la adaptación de espacios.

Capacidad de trabajo y empatía con el cliente.

Seguimiento de procesos y gestión de proyectos. Análisis de problemas y capacidad para escuchar a las partes para poder llegar a acuerdos.

Muy buen nivel de inglés hablado y escrito.

Habilidades comerciales y capacidad para hacer prospección de nuevos clientes.

Conocimiento del mercado de oficinas de Barcelona y principales propietarios.
