Design and Build Project Manager

We are looking for a Project Manager for Design and Build office fit-out projects in Madrid.

Manage and maintain the primary interlocution with the client, from the first contact, the preparation, submission, and defense of the proposal, the support throughout the entire project process, and up to the delivery and closing of the project.

o   Manage and maintain the primary interlocution with the client from the first contact until the closing of the project.

o   Detect commercial opportunities and generate trust with the client throughout the entire project cycle.

o   Prepare proposals and presentations, incorporating the contributions of the various specialties such as architectural and engineering design, planning, or budgeting, and defend them before the client along with the rest of the team.

o   Lead presentations and pitches with clients in Spanish and English.

o   Perform the internal analysis procedure prior to each offer: Go/No go analysis, preparation of the PDA (Project Delivery Approval) and/or J&A (Justification and Authorization), and management of the necessary internal approvals.

o   Negotiate the contract with the client until its signing, ensuring its compliance throughout the entire life of the project.

o   Gather the necessary information for project development (needs program, design scope, client technical requirements, execution time and cost objectives) ensuring that all teams in the project phase are duly informed.

o   Ensure that all teams involved in the design phase (design, installations, procurement, construction) know the project objectives and are aligned with them. Specifically with the project's scope, time, and cost objectives, and in general with all contractual commitments undertaken. Identify possible deviations and propose and implement corrective measures.

o   Ensure consistency between design, budget, and planning.

o   Manage, when applicable, the building and activity permit, either personally or delegated to the design team or a licensing consultant.

o   Management and coordination of the various stakeholders in the project, internal and external: designer (architecture, interior design, engineering), contractor (budget, planning, execution), consultancy (LEED, WELL, change management), licensing (licensing manager, ECU, administration), property owner, etc. 

o   Ensure compliance by the teams with the objectives, requirements, deadlines, and costs agreed upon with the client and committed to in the contract.

o   Control the profitability of the project, from the initial pricing phase to the economic closing.

o   Detect, supervise, and mitigate risks, deviations, and changes in scope.

Additionally, the person must participate and collaborate in the implemented Management System through the knowledge and practical application of:

·Compliance with Quality and Environmental policies.

·Application of the Environmental Best Practices Manual.

·Compliance with global H&S policies and standards.
