To define and lead the strategy for managing and optimizing the corporate real estate portfolio (more than 5,000 assets), ensuring efficient use of invested capital, reducing structural costs, and fully aligning the portfolio with the company's industrial and financial strategy.
The role requires a strategic real estate vision, based on financial, analytical, and value-creation criteria, as well as deep knowledge of the Real Estate sector.
Design and execute the asset commercialization strategy, ensuring the creation and management of a portfolio oriented toward optimization and value maximization. This includes the systematic identification of divestment opportunities, improving portfolio profitability, and actively prospecting sales channels and market agents to drive efficient operations aligned with corporate objectives.
Integrated operational and strategic management of asset portfolios (residential, office, logistics, commercial, and infrastructure), ensuring their proper operation, maintenance, and alignment with value-optimization and creation objectives.
Commercialization and market relations. Coordination of portfolio commercialization processes, including organizing property viewings, liaising with property managers, family offices, funds, real estate agents, suppliers, and public administrations. Driving sale or lease opportunities both individually and in portfolio lots.
Leading end-to-end execution of portfolio rotation transactions (sales, purchases, renovations, relocations), ensuring compliance with deadlines, quality standards, financial criteria, and legal requirements.
Conducting market studies, competitive analysis, and evaluation of sector trends to define optimal sale, value-enhancement, and/or leasing strategies, ensuring decisions are based on the overall portfolio strategy.
Aligning and comprehensively coordinating the process of negotiating and formalizing purchase-sale deeds, private contracts, and lease agreements, in close collaboration with technical, legal, and financial teams, ensuring proper preparation, review, and validation of all related documentation. Ensuring strict compliance with internal policies, financial targets, and established execution deadlines for each transaction.
Preparing executive reports and decision-making proposals for Senior Management, providing a clear, rigorous, and value-oriented view of portfolio performance and real estate transactions. Driving continuous optimization initiatives—including operational efficiencies and structural cost reductions—through comparative analysis and key metrics. Conducting ongoing strategy assessments to identify improvement opportunities and define proactive action plans that strengthen the effectiveness, control, and sustainability of the real estate management model.
