About the role

At Sogeviso, a Banco Sabadell company, we are looking for a Property Manager (Madrid) to cover a paternity leave with possibilities of continuity based on performance and projects, with at least 1 year of experience in residential building maintenance, Facility Management, or Property Management.

We are looking for someone with a proactive attitude and a strong desire to contribute. Strong communication and negotiation skills, autonomy, organization, and the ability to prioritize tasks and anticipate day-to-day needs will be important.

What you'll do

What you will do on a day-to-day basis…

  • You will supervise and coordinate the execution of corrective maintenance work orders and incidents assigned to the different collaborators, following up to ensure they are carried out on time and in accordance with the SLAs defined by contract, the established procedures, and health and safety standards.
  • As the person responsible for the assigned developments, you will coordinate the Preventive Maintenance Plan in accordance with applicable regulations, ensuring that facilities and equipment reach their expected useful life. You will also report serious defects to the building owner and/or your direct manager, proposing recommended corrective actions and their associated costs when applicable.
  • You will collaborate with different internal and external stakeholders, such as the owners of the developments, maintenance service providers, or auditors, to ensure that the developments meet all established criteria.
  • Together with the internal team, you will manage tenant move-ins and move-outs. You will supervise adaptation and turnaround works and report on their progress according to the established procedure.
  • You will collaborate with the technical department in identifying and executing investments (CAPEX) for the different buildings.
  • You will coordinate risk assessments at the developments and ensure that no external provider or collaborator works on them without the corresponding permit and/or without a valid CAE (Coordination of Business Activities).
  • You will work alongside the regional Property Management manager to develop a positive culture aligned with the company's pillars, managing the coordination of asset maintenance and the tenant experience with consistency and operational excellence.
  • You will control and monitor the budgets and maintenance reports of the developments in the assigned portfolio.
  • You will be responsible for the overall experience of tenants in the developments of the assigned portfolio, ensuring high satisfaction rates with the service provided, both in the coordination of asset maintenance and in the service offered by Sogeviso.
  • You will identify and propose improvements to the regional Property Management manager, detecting the needs of the developments and tenant requests, as well as quantifying the investment or expenses these entail for the owner or the asset's operating account.
  • You will report your activity to your direct manager on a recurring basis.

  • Your technical education as an architect, building engineer, and/or higher-level vocational training in construction project management and site supervision or similar.
  • Minimum of one year of experience in general building maintenance.
  • You are based in Madrid.
  • You are available to carry out regular visits to homes and buildings in Madrid.
  • A valid driver's license and own vehicle are essential.
  • You are a user of MS Office: daily use of Excel (advanced).
  • Your knowledge of the Madrid maintenance market.

Nice to have

  • We will positively value, although it is not an essential requirement, knowledge of centralized technical management systems such as Prinex (CMMS/BMS).
