Maintenance Coordinator

Minimum 3 years in maintenance coordination of buildings, healthcare centers, socio-sanitary centers, hospitals, hotels, student residences, or in developers in the built-to-rent modality. Having managed own teams of maintenance technicians and external collaborating companies under your charge.

Planning, leadership, service orientation, incident resolution, and teamwork.

Available to travel within Spanish territory

Driver's license

Valuable: Knowledge of the regulations applicable to building installations such as CTE, RIPCI, REBT, RITE, LEGIONELLA, etc.; experience in managing BMS facility control systems; proficiency in AutoCAD; proficiency in the Office suite; proficiency in Presto at a consultation level; experience in managing the legalization of installations; experience in managing GMAO maintenance management systems; experience in processing files with Public Administrations; economic and planning control; leadership capacity in the design and implementation of building-specific installations,

Preferably: Higher Mechanical Engineer or technician; Higher Industrial Engineer or technician; technical architect or building surveyor, with experience in installations or a Degree in renewable energies; or at a minimum, Higher Vocational Training (FP) in Integral Maintenance Management, Electricity, Electromechanics, Mechatronics, or similar.

Caser Servicios wants to incorporate a Maintenance Coordinator into its team for the Caser Residencia business at our center from Madrid.

Reporting directly to the works and maintenance management, your mission will be to plan, coordinate, and supervise the preventive, corrective, and legal maintenance activities of the residence's facilities, equipment, and systems, guaranteeing the safety, comfort, and correct functioning of the center.

Their main responsibilities include:

· Prepare and execute the preventive maintenance plan.

· Coordinate corrective maintenance actions.

· Supervise electrical, HVAC, plumbing, and fire protection (PCI) installations.

· Manage suppliers and external services.

· Guarantee regulatory and safety compliance.

· Ensure that facility updates are carried out in accordance with possible regulatory changes.

· Control over maintenance records and reports and management of their filing.

· Attend to incidents and coordinate urgent actions.

· Economic control of CAPEX and OPEX.

· Ensure the updating of documentation following renovations carried out in the spaces and facilities of the residences.

· In collaboration with the works coordinator, ensure the correct design and execution of new installations. Actively participate in the commissioning of new installations.

· Manage the renewal of annual contracts.

· Control of purchase orders (OCAS) and periodic inspections of the facilities.

· Update the legal certifications of existing and renovated installations.

· Management of tenders for corrective and preventive purchases.

· Management of the building facility inventories.

· Management of spare parts stocks for the main components of the residence facilities.
