Hotel Asset Management Director – Luxury Hotels

At Catenen we are looking for a Hotel Asset Management Director - Luxury Hotels, preferably based in Madrid or Barcelona.

Functions:

• Portfolio Management: Oversee a portfolio of luxury hotels operated by third parties (management or franchise agreements), ensuring profitability, optimizing P&L, and compliance with brand standards.
• Strategic Revenue Management: Evaluate and optimize pricing strategies, market segmentation, distribution, and channels in coordination with operator teams to maximize RevPAR, TRevPAR, and GOP.
• F&B as a Value Driver: Oversee the performance of food and beverage operations, ensuring their significant contribution to the hotel's EBITDA. Analyze operating models (outsourcing/in-house), outlet profitability, and culinary positioning strategies.
• Financial Analysis: Conduct in-depth reviews of monthly P&L statements, annual budgets, CAPEX, and key KPIs. Build financial models to support strategic decision-making.
• Projects and Repositioning: Lead or provide support for renovation, opening, or repositioning projects, particularly in rooms, F&B, wellness, and public areas.
• Operator Relations: Maintain proactive collaboration with international hotel operators to ensure contractual compliance, alignment of interests, and continuous improvement.
• Hotel Management Team Relations: Motivate and coordinate general managers and department heads to achieve targets.
• Contract Negotiation: Participate in or lead negotiations for management, franchise, or independent operation agreements, always protecting the owner's interests.
• Benchmarking and Market Analysis: Monitor luxury hotel market trends, direct competitors, and global revenue, F&B, and guest experience trends, ensuring an innovative and profitable approach.

Requirements:

• Degree in Business Administration, Tourism, Economics, or a related field.
• Master's degree in Hotel Management, Finance, Real Estate, or an MBA (valuable).
• At least 10 years of experience in asset management, hotel consulting, investment, or general management in luxury hotels.
• Direct experience with high-end international brands.
• Proven experience in revenue analysis and operational performance optimization, with a focus on high-level F&B.
• Involvement in renovation, repositioning, or opening projects for luxury hotels.
• Bilingual in Spanish and English (essential).
• Other European languages will be valued.
