Residential Project Lead Architect

As Project Lead, you will lead the comprehensive development of real estate developments, guaranteeing their urban planning viability, technical quality, and correct execution from the design phase to delivery. You will be responsible for the drafting, supervision, and signing of assigned projects, coordinating internal teams and external collaborators to ensure compliance with the quality, deadline, and cost objectives established by the company.

Projects:

• Urban planning and land use analysis. Urban planning consultations with municipal technicians.
• Architectural fittings according to DN/PM instructions
• Preliminary project, including pre-dimensioning of structure and installations, based on briefing. Presentation to other teams and coordination of intermediate versions. Integration of urban planning constraints.
• Basic and Executive projects, with signing and responsibility, in the case of internal drafting.
• Collaboration on basic projects with the Works Manager: measurements and budgets, construction details, assessments, and comparisons of construction elements.
• Supervision and coordination of basic and/or executive projects in the case of external drafting, with signing/responsibility fulfilled, shared, or external depending on the development planning.
• Collaboration in new build management, horizontal division, subsidies, qualification, PH, etc. * "As built" plans
• Relationship with municipal technicians during the works management phase and subsequent stages
• Preparation of digital documentation for the contracting (handled by the development's Project Manager) of external agents, and validation of the reports and documents issued.
• Sales plans: preparation of layout and furniture plans for subsequent layout by the interior design team. Verification of finished sales plans. Delivery of the same plans with the incorporation of installations before the delivery of the homes.
• Customization: incorporation of customization options into executive or "as built" projects. Delivery of the same plans with the incorporation of installations before the delivery of the homes.
• Sales documentation: Supervision of exterior renders and implementation of technical texts, diagrams, or images for sales documentation. * Review and acceptance of product proposals.
• Responsibility for the endorsement (visado) of projects and complementary documents of which you are the author.
• Collaboration on quality specifications and/or finishes
• Collaboration with external technicians (topographers, geologists, OCT, ESS/CSS…)

Customization:

• Customization by options: collaboration in determining customization options and supervision of the commercial material for the different options.
• Modification of the executive project based on the customization chosen by the clients.

Execution of the Works:

• Collaboration with the Works Manager during the executive phase (measurements, budgets, and construction details) and during the tender phase.
• Works management with signing and responsibility, sole or shared, according to the development planning.
• Client handover together with the technical architect.

Perceived quality and after-sales:

• Participation in the perceived quality process.
• Collaboration and support during the after-sales period.
