Requirements
What we're looking for
• Degree in Engineering or Vocational Training in a technical field.
• Essential: knowledge of energy management and efficiency.
• 2 years of experience in building maintenance, Facility Management, or general services management.
• Knowledge of HVAC, electricity, plumbing, and fire protection installations.
• Knowledge of elevator monitoring through specialized providers.
• Knowledge of maintenance planning and contract and SLA management.
• Knowledge of cost and consumption analysis.
• Proficiency in CMMS and spreadsheets for energy management.
The role
ACCIONA, in its Services division, is selecting a Service Manager for its Catalonia delegation, located in Barcelona.
What you'll do
1. Maintenance and facilities responsibilities
• Plan and supervise the maintenance of the building's facilities.
• Monitor maintenance costs, identifying possible deviations without compromising safety or service quality.
• Coordinate subcontracted companies and supervise the quality of work and compliance with SLAs.
• Coordinate inspections and regulatory documentation with competent professionals.
• Manage incidents, work orders, and history in CMMS.
• Monitor energy and the BMS control system, control consumption, and propose savings measures.
• Monitor breakdowns and collaborate in failure prevention.
• Supervise the building's upkeep and coordinate specialized repairs and small works.
2. Coordination of general services
• Coordinate and supervise maintenance, cleaning, hygiene, and gardening services.
• Coordinate security and access services with authorized personnel.
• Supervise reception, messenger services, and common areas.
• Manage building orders and supplies, including water fountains.
• Coordinate space preparation and event support, as well as other building-related needs.
3. Space, budget, and contract management
• Organize and optimize building spaces.
• Monitor the building budget and control service costs.
• Supervise the provision of contracted services and monitor the work of supplier companies.
4. Sustainability, prevention, and emergencies
• Take responsibility for the correct management of building waste.
• Drive energy and environmental improvements.
• Collaborate in building management in accordance with quality and environmental objectives.
• Propose improvements for the building.
• Monitor legal compliance, OSH, and fire protection with the corresponding specialists.
• Collaborate in the coordination of emergencies and self-protection with competent professionals.
• Participate in the energy management committee linked to the ISO 50001 system.
