  • Leading company specializing in the management and development of residential assets
  • Investment Analyst

What you'll do

As an Investment Analyst, you will participate in the entire investment cycle across the company's European markets, from analyzing and searching for opportunities to financial evaluation, due diligence, Investment Committee approval, financing, and closing deals. You will focus on acquisitions and developments within the student accommodation and living sectors, mainly in Spain, Portugal, Italy, and Germany, contributing to the definition of business plans that drive value creation and the divestment strategy.

Market analysis and data management

  • Analyze demand in target university cities: universities, faculty locations, academic rankings, number of students, and national and international mobility flows.
  • Evaluate existing and future supply, as well as market price levels, including student residences, residential rentals, and the hotel sector, to support hypotheses regarding rent growth, returns, and exit value.
  • Develop and maintain strategic databases on student population, accommodation supply, investment transactions, and land operations.

Investment analysis and Investment Committee

  • Prepare and manage financial models for acquisitions, forward purchases, and development projects, including leveraged and unleveraged profitability analysis (IRR, equity multiples, yield on cost), financing scenarios, and sensitivity analysis.
  • Prepare project valuations and update financial models throughout the due diligence process, incorporating findings from external advisors.
  • Draft memoranda for the Investment Committee, including investment theses, key risks, mitigants, and expected returns, as well as supporting their presentation.

Transactions and Due Diligence

  • Analyze investment opportunities both originated in-market and off-market, prepare preliminary valuations, and participate in the preparation of indicative offers and letters of intent.
  • Coordinate legal, technical, tax, and commercial due diligence processes, as well as support bank financing processes, from contacting financial institutions to comparing proposals.
  • Collaborate in purchase and sale, financing, and development negotiations, building relationships with intermediaries, developers, and sector agents.

Business case development

  • Work closely with the operations, development, and asset management teams to build the business case for each investment opportunity, defining hypotheses for revenue, occupancy, capital expenditures, and operating costs.
  • Incorporate operational and design considerations into the financial models to realistically reflect future asset management.
  • Participate in innovation initiatives and the development of new concepts within the residential real estate and accommodation sectors, as well as analyze adjacent investment opportunities.

Who are we looking for (M/F/D)?

  • Degree in Finance, Economics, Business Administration, Real Estate, or Engineering, with a strong academic record.
  • Up to 2-3 years of experience in real estate private equity, investment banking, transaction services, business valuation, or consulting (internships will be valued).
  • Advanced proficiency in Excel and financial modeling, with solid knowledge of real estate valuation and profitability metrics (DCF, IRR, equity multiples, yields, leverage, and distribution structures).
  • High level of English, both written and spoken, and fluent command of Spanish.
  • Interest in real estate investment and living-related sectors.
  • Analytical, structured, and business-oriented profile, with the ability to transform data into investment conclusions.

Valuable requirements

  • Knowledge of Italian, Portuguese, or German.
  • Experience or exposure to student residences, residential, or any segment of the living sector.
  • Advanced experience in Excel, preparation of executive presentations, and use of artificial intelligence tools.
