Control and management of suppliers for the maintenance and technical-legal compliance of technical inspections in managed assets, as well as tenders and contract management on behalf of clients.
Monitoring of the budget and control of asset expenses.
Support in the coordination of the preparation and supervision of the capex plan for each asset.
Review and approval of expense invoices charged within or outside the budget, where applicable.
Support in the audit of service providers.
Visits to assets and monitoring of suppliers' work.
Control and monitoring of utility contracts and energy consumption, as well as support for clients on ESG platforms.
Operational relationship with tenants
Support in sustainability certifications with the corresponding team.
Control of compliance with contractual obligations by tenants regarding fit-out works, licenses, and private maintenance.
Preparation and monitoring, in coordination with the rest of the internal team assigned to the asset, of the settlement of common expenses and meetings with tenants, where applicable.
Knowledge of the management mandate agreed with the client for its management and supervision of the tasks set out therein.
Collaboration in reporting to the client, in coordination with the Client Finance & Lease Management and Property Management areas, ensuring that all reports committed under the management mandate are sent to the client on time and in proper form.
Collaboration with the rest of the C&W departments involved in the asset, where applicable (e.g., Agency, Capital Markets, Project & Development Services, etc.).

What you'll do

Control y gestión de proveedores para el mantenimiento y cumplimiento técnico-legal de las inspecciones técnicas en los activos bajo gestión, así como licitaciones y gestión del contrato en nombre de los clientes.
Seguimiento del presupuesto y control de gastos del activo.
Soporte en la coordinación de la elaboración y supervisión del plan de capex de cada activo.
Revisión y aprobación de las facturas de gastos que se imputen dentro o fuera del presupuesto, donde proceda.
Soporte en auditoria de proveedores de servicios.
Visita a los activos y seguimiento de los trabajos de los proveedores.
Control y seguimiento de los contratos de utilities y consumos energéticos, así como apoyo a los clientes en las plataformas ESG.
Relación operativa con los arrendatarios
Apoyo en las certificaciones de sostenibilidad con el equipo correspondiente.
Control del cumplimento de las obligaciones contractuales por parte de arrendatarios en materia de obras de implantación, licencia y mantenimientos privativos.
Preparación y seguimiento, en coordinación con el resto del equipo interno destinado al activo, de la liquidación gastos comunes y reuniones con arrendatarios en su caso.
Conocimiento del mandato de gestión acordado con el cliente para su gestión y supervisión de las tareas previstas en él.
Colaboración en el reporting al cliente, en coordinación con el área de Client Finance & Lease Management y Property Management, asegurando que todos los informes comprometidos acorde al mandato de gestión se envían al cliente en tiempo y forma.
Colaboración con el resto de los departamentos de C&W involucrados en el activo en su caso (p.ej. Agencia, Capital Markets, Project & Development Services, etc.).
