Property Manager (Vertical Ownership)

At Housfy, we are looking for a vertical property manager to join our team.

In this role, you will be responsible for the comprehensive management of a portfolio of owner clients and rented properties, ensuring their satisfaction with the management of their assets.

Responsibilities

• Consulting and strategy: Advise owners on the value of their properties and define short, medium, and long-term management strategies to maintain the ongoing appreciation of the portfolio.
• Contract management: Negotiation and formalization of lease agreements, renewals, terminations, and addenda for agreed modifications.
• Financial management: Prepare accurate statements for owners, apply CPI increases, property tax (IBI), and other agreed terms. Control and manage arrears in collaboration with the Backoffice area.
• Technical management: Advise on investments to optimize property performance, obtain quotes, and monitor works (common and private) together with the technical area.
• Customer service: Maintain constant and fluid communication with owners and tenants according to client type.
• Issue management: Follow up and resolve issues within the assigned portfolio.
• Legal follow-up: Monitor legal cases related to non-payment or contract terminations.

• Schedule: Monday to Thursday from 8:30 a.m. to 1 p.m. and from 3:30 p.m. to 6 p.m. Friday from 8 a.m. to 2 p.m.

• Previous experience in vertical property management.
• Legal knowledge (Urban Leases Act, etc.) and real estate taxation (VAT, personal income tax, property tax).
• Native Catalan and Spanish. A fluent level of English will be valued.
• Proficiency in management tools, specifically Gesfincas or similar, is highly valued.

En aquest rol, seràs responsable de la gestió integral d’una cartera de clients propietaris i d’immobles llogats, garantint la seva satisfacció amb l’administració dels seus actius.

Funcions i responsabilitats

• Consultoria i estratègia: Assessorar la propietat sobre el valor dels seus immobles i definir estratègies de gestió a curt, mitjà i llarg termini per mantenir la revalorització permanent de la cartera.
• Gestió contractual: Negociació i formalització de contractes d’arrendament, novacions, rescissions i annexos per modificacions pactades.
• Gestió econòmica: Realització de liquidacions precises als propietaris, aplicació d’increments d’IPC, IBI i altres pactes. Control i gestió de la morositat en col·laboració amb l’àrea de Backoffice.
• Gestió tècnica: Assessorar sobre inversions per optimitzar el rendiment dels immobles, obtenció de pressupostos i seguiment d’obres (comunes i privatives) conjuntament amb l’àrea tècnica.
• Atenció al client: Mantenir una comunicació constant i fluida amb propietaris i arrendataris segons la tipologia de client.
• Gestió d’incidències: Seguiment i resolució de les incidències de la cartera assignada.
• Seguiment jurídic: Control d’expedients jurídics per impagaments o finalitzacions de contracte.

• Coneixements legals (LAU, etc.) i de fiscalitat immobiliària (IVA, IRPF, IBI).
• Català i castellà nadiu. Es valorarà un nivell fluid d’anglès.
• Molt valorable el domini d’eines de gestió, específicament Gesfincas o similars.
