Project Manager - Residential build to sell developments

Fast-growing real estate development company seeking a Senior Project Manager to take full ownership of multiple residential developments and drive best-in-class execution from concept to delivery.

• Take full ownership of 2-3 residential developments simultaneously (approx. 80-120 units each), from early concept and design through construction and final delivery.
• Act as the central point of coordination, ensuring alignment between all stakeholders throughout the project lifecycle.
• Drive execution with a strong focus on timelines, cost efficiency, and quality standards.
• Lead the design phase, coordinating architects, engineers, and technical consultants to ensure deliverables meet both regulatory requirements and commercial objectives.
• Contribute to the feasibility analysis and acquisition phase, providing technical input on new opportunities.
  
• Oversee planning applications, licensing processes, and interactions with local authorities.
• Optimise design to balance cost, buildability, and market positioning.
• Manage general contractors, ensuring adherence to timelines, quality standards, and contractual obligations.
• Monitor construction progress through regular site visits, reporting, and milestone tracking.
• Full responsibility for project budgets, including initial underwriting, cost tracking, forecasting, and deviation analysis.
• Prepare and present structured updates to senior management and board, including performance metrics, risks, and mitigation plans.

• Minimum 8+ years of experience in residential real estate development, ideally within Build-to-Sell environments.
• Proven track record of managing multiple projects concurrently with full lifecycle responsibility.
• Experience working on the developer side is a plus.
• Exposure to project finance structures and lender relationships is a plus.
• Excellent command of budgeting, financial modelling follow-up, and cost control.
• Strong understanding of planning regulations, construction processes, and development risks.
• Advanced proficiency in Excel and project management tools (MS Project, Primavera, or similar).
• Fluent Spanish and English (business level required).
• Availability for occasional business travel within Spain.
• Strong ownership mindset with the ability to lead projects autonomously from concept to delivery.
• Highly organised, hands-on professional with the ability to operate effectively in fast-paced, high-accountability environments.
