Real Estate Project Manager - MEP and Industrial

Your role: 

As a Real Estate Project Manager specialized in industrial and MEP projects, your main mission will be to lead Iberia's industrial, technical, and infrastructure projects, ensuring control of scope, schedule, cost, risks, operational continuity, and technical quality.

You will be the internal reference for MEP, utilities, and critical infrastructure for Real Estate area projects, coordinating engineering firms, PMOs, contractors, Facility Management, MRO, technical suppliers, and other internal stakeholders. We are looking for a technical Project Manager with sufficient judgment to understand designs, challenge solutions, anticipate risks, and translate technical issues into clear decisions for Iberia. 

Your challenges: 

Lead highly complex industrial and technical projects

• Coordinate projects such as the new aeronautical Engine Workshop, the new Test Cell, the new electrical substation, the new fuel farm, other technical buildings, hangars, infrastructure, and industrial works at Ciudad Iberia.
• Ensure that projects progress according to Iberia's planning, quality, future operation, and real estate strategy objectives.
• Manage and control investment

Act as a cross-functional reference for MEP, utilities, and infrastructure

• Provide technical support to the rest of the area's projects, including the Corporate Campus, urban developments, third-party buildings, and future development phases.
  
  
• Review solutions related to electricity, HVAC, fire protection, sanitation, water, gas, telecommunications, networks, service connections, substations, and critical infrastructure.
  
  
• Identify risks related to capacity, redundancy, maintainability, compliance, constructability, and lifecycle cost.

Protect operational continuity during the campus transformation

• Validate facility diversions, shutdowns, bypasses, temporary solutions, intervention windows, and reversibility plans.
• Coordinate with FM, MRO, operations, PMOs, engineering firms, and contractors to ensure that works do not compromise current activity.
• Anticipate impacts on existing services, critical supplies, buildings in operation, and live networks.

Ensure the technical and operational delivery of assets

• Define commissioning requirements, testing, as-built documentation, warranties, assets, maintenance schedules, and data for CMMS/BIM.
• Ensure that new assets are delivered ready to be operated and maintained by Facility Management
• Promote a long-term vision focused on availability, efficiency, safety, maintenance, and operational resilience.

Your knowledge: 

• University degree in Industrial Engineering, Civil Engineering, Mechanical Engineering, Electrical Engineering, Building Engineering, or similar.
• Advanced English, preferably C1 level or equivalent, for communication with international suppliers, engineering firms, contractors, and internal stakeholders.
• Minimum demonstrated experience of 8 years in managing industrial, MEP, infrastructure, utilities, urban development, critical facilities, or technical building projects.
• Experience coordinating projects from the client side, PMO, engineering, construction, or developer environment.
• Experience reviewing drawings, technical reports, budgets, schedules, risk matrices, technical documentation, and contractor proposals.
• Experience coordinating multidisciplinary teams: engineering, PMO, contractors, Facility Management, operations, users, and technical suppliers.

Valuable Requirements:

• Certification or training in Project Management, PMP, or similar.
• Specific training in facilities, commissioning, energy, infrastructure, maintenance, or asset management.
• Experience in airport, industrial, logistics, energy, healthcare, data center, or assets in operation environments.
• Knowledge of MV/LV, HVAC, fire protection, sanitation, water, pumping, gas, telecommunications, substations, commissioning, and technical handover.
• Knowledge of planning, reporting, document control, risk tracking, BIM, CMMS, BMS/SCADA, or energy management tools.
• Executive communication skills, rigor, organization, risk anticipation, solution orientation, and cross-functional coordination in complex environments.

Tu rol: 

Como Real Estate Project Manager especializado en proyectos industriales y MEP, tendrás como principal misión liderar los proyectos industriales, técnicos y de infraestructuras de Iberia, asegurando el control de alcance, plazo, coste, riesgos, continuidad operativa y calidad técnica.

Serás el referente interno de MEP, utilities e infraestructuras críticas para los proyectos del área de Real Estate, coordinando ingenierías, PMOs, contratistas, Facility Management, MRO, proveedores técnicos y resto de stakeholders internos. Buscamos un Project Manager técnico con criterio suficiente para entender diseños, cuestionar soluciones, anticipar riesgos y traducir problemas técnicos en decisiones claras para Iberia. 

Tus retos: 

Liderar proyectos industriales y técnicos de alta complejidad:

• Coordinar proyectos como el nuevo Taller de Motores aeronáuticos, el nuevo Test Cell, la nueva subestación eléctrica, el nuevo parque de combustible, otros edificios técnicos, hangares, infraestructuras y actuaciones industriales de Ciudad Iberia.
• Asegurar que los proyectos avanzan conforme a los objetivos de planificación,  calidad, operación futura y estrategia inmobiliaria de Iberia.
• Gestionar y controlar la inversión

Actuar como referente transversal de MEP, utilities e infraestructuras

• Dar soporte técnico al resto de proyectos del área, incluyendo Campus Corporativo, urbanizaciones, edificios de terceros y futuras fases de desarrollo.
  
  
• Revisar soluciones relacionadas con electricidad, climatización, PCI, saneamiento, agua, gas, telecomunicaciones, redes, acometidas, subestación e infraestructuras críticas.
  
  
• Detectar riesgos de capacidad, redundancia, mantenibilidad, compliance, constructibilidad y coste de ciclo de vida.

Proteger la continuidad operativa durante la transformación del campus

• Validar desvíos de instalaciones, cortes, bypasses, soluciones provisionales, ventanas de intervención y planes de reversibilidad.
• Coordinar con FM, MRO, operaciones, PMOs, ingenierías y contratistas para asegurar que las obras no comprometen la actividad actual.
• Anticipar afecciones sobre servicios existentes, suministros críticos, edificios en operación y redes vivas.

Asegurar la entrega técnica y operativa de los activos

• Definir requisitos de commissioning, pruebas, documentación as-built, garantías, activos, gamas de mantenimiento y datos para CMMS/BIM.
• Asegurar que los nuevos activos se entregan preparados para ser operados y mantenidos por Facility Management
• Impulsar una visión de largo plazo orientada a disponibilidad, eficiencia, seguridad, mantenimiento y resiliencia operativa.

Tus conocimientos: 

• Formación universitaria en Ingeniería Industrial, Ingeniería de Caminos, Ingeniería Mecánica, Ingeniería Eléctrica, Ingeniería de Edificación o similar.
• Inglés avanzado, deseable nivel C1 o equivalente, para la interlocución con proveedores internacionales, ingenierías, contratistas y stakeholders internos.
• Experiencia demostrada mínima de 8 años en gestión de proyectos industriales, MEP, infraestructuras, utilities, urbanización, instalaciones críticas o edificación técnica.
• Experiencia en coordinación de proyectos desde el lado cliente, PMO, ingeniería, constructora o entorno promotor.
• Experiencia en revisión de planos, memorias, presupuestos, planificaciones, matrices de riesgos, documentación técnica y propuestas de contratistas.
• Experiencia en coordinación de equipos multidisciplinares: ingeniería, PMO, contratistas, Facility Management, operación, usuarios y proveedores técnicos.

Requisitos valorables:

• Certificación o formación en Project Management, PMP o similar.
• Formación específica en instalaciones, commissioning, energía, infraestructuras, mantenimiento o gestión de activos.
• Experiencia en entornos aeroportuarios, industriales, logísticos, energéticos, hospitalarios, data centers o activos en operación.
• Conocimientos en MT/BT, HVAC, PCI, saneamiento, agua, bombeos, gas, telecomunicaciones, subestaciones, commissioning y handover técnico.
• Conocimientos en herramientas de planificación, reporting, control documental, seguimiento de riesgos, BIM, CMMS, BMS/SCADA o gestión energética.
• Capacidad de comunicación ejecutiva, rigor, organización, anticipación de riesgos, orientación a soluciones y coordinación transversal en entornos complejos.
